Homes in Irving, TX are slowly making their way off the market. Despite recent growth in nearby Dallas (and throughout the state of Texas itself), home sales in Irving aren’t quite keeping up with the pace that other metros have reached.
While it’s been said that home prices hit bottom several months ago, such might not be the case in Irving. According to the latest reports from Trulia.com, the median sales price for homes in Irving between March 2013 and May 2013 was $74,000, based on only 34 home sales. Compared to the same period one year ago, the median sales price decreased 19.3 percent. The number of home sales decreased 29.2 percent.
By contrast, the average listing price for homes in Irving was reported to be $362,806 for the week ending June 12. With such a stark difference between the average listing price and the median sale price, it might be fair to say that the demand for housing in Irving may not have reached the fever pitch that other parts of the country have. In other metros that were once hard hit by the housing crisis, intense bidding wars have sprung up, causing the median sale prices to gain considerably in the last few months. Not so in Irving, where despite having more than 700 new and resale homes available on the market (as well as more than 200 homes in some state of foreclosure), only 34 homes sold in the period between March 2013 and May 2013.
A Positive Spin
The good news for those looking to buy in Irving, is that home prices here remain fairly reasonable, since the demand levels aren’t as turbulent as in other areas. For instance, you could snag a gorgeous 4 bedroom brick home on a quiet cul de sac for less than $250k.??Or if you’re looking for something a little more modest, how about a chic 2 bedroom townhouse within a private gated community for less than $115k?
