Increasingly, buyers are opting for newly built homes. While the choice often comes with modern features, energy efficiency, and less maintenance, there’s another reason, value. In today’s market, builders are offering more incentives than they have in years, making new construction an increasingly attractive choice.

According to the National Association of Home Builders (NAHB), roughly two-thirds of builders offered sales incentives in August and September 2025 – the highest share in five years. Here are the most common perks drawing buyers to new construction.

Mortgage Rate Buydowns

One of the most appealing incentives for buyers right now is the mortgage rate buydown. In this arrangement, the builder pays an upfront fee to lower your loan’s interest rate, either temporarily or for the full term. Common buydown structures include:

  • 3-2-1 Buydown: Your rate drops by 3% the first year, 2% the next, and 1% the following year before returning to the original rate.
  • 2-1 Buydown: The rate decreases by 2% in the first year and 1% in the second before resetting.

Price Reductions

After several years of intense competition, conditions have begun to shift in favor of buyers. Builders are responding by lowering their prices to stay competitive. The NAHB/Wells Fargo Housing Market Index reports that 39% of builders reduced home prices in September 2025 – the highest rate in more than five years.

In October 2025, the average price reduction was 6%. On a home priced at $400,000, that’s a reduction of $24,000.

Help with Closing Costs

Closing costs typically run between 2% and 5% of the purchase price, on a $400,000 home, that’s between $8,000 and $20,000.

A Realtor.com analysis from September 2025 found that closing-cost assistance has become a major draw for buyers, helping to cover expenses such as loan fees and title insurance.

Free or Discounted Upgrades

According to Zillow, more builders are sweetening the deal with design upgrades, offering premium finishes, appliance packages, or other high-end touches at no extra cost.
