Experts predicted it. Now we have proof: DFW has the hottest housing market in the nation. Let’s look at current conditions and what the market may hold in the future.
DFW Tops the Nation in Home Sales
It’s not Chicago. It’s not New York. DFW led the nation in closed home sales in March 2025. That’s according to RE/MAX’s National Housing Report. And for the second straight year. Dallas was number one in March 2024.
DFW home prices also remained unchanged from March 2024 to March 2025. The median home price stayed at $395,000, lower than the national average of $435,000.
High Housing Starts Favor Homebuyers
That’s what the Texas Real Estate Research Center at Texas A&M University says. In their most recent Texas Housing Insight report, they write, “In 2024, new housing starts registered the highest annual growth in a decade…That momentum has carried over into 2025.”
The record influx of newly constructed homes in 2024 has held prices down. That trend should continue. The report says, “The large inventory build-up and the record number of new constructions that are underway will continue to put downward pressure on home prices.”
More Homes, More Negotiating Power
The most recent housing report from the Greater Fort Worth Association of Realtors found that inventory was up 20% from February 2024 to February 2025. These homes are staying on the market longer; as of March 2025, homes in the DFW area averaged 60 days on the market. That’s up 10 days from March 2024.
With prices on hold and homes taking longer to sell, sellers are generally more willing to negotiate.
What will the future hold?
Zillow predicts home prices in the Dallas Metroplex will fall by 1.7% by June 2025 and by 2.9% by March 2026.
With a record inventory available to homebuyers, homebuilders have recently slowed down. At the end of March 2025, new construction was down 10.8% from the year before. That construction slowdown is also due to the threat of tariffs; builders fear they may have to absorb the higher costs of imported building materials.
The slowdown is on track to hit a rising need for housing. The Dallas-Fort Worth region adds about 178,000 new residents a year. That’s nearly 500 people a day.
