More Homes to Choose From
According to the Federal Reserve, the DFW area had nearly 30,000 active home listings in May 2025. That’s nearly five times higher than in May 2021, with availability continuing to trend upward. The real estate data firm Orchard reported nearly 50,000 homes for sale in DFW in June 2025, a 24.3% increase from the year prior.
With more sellers putting homes on the market, buyers will have a considerably wider selection to choose from.
More Time to Shop
It looks like the panic buying days are done for now; home buyers in the DFW area are enjoying a more relaxed environment.
According to Redfin, Dallas area homes spent an average of 38 days on the market in May 2025. That’s an increase of eight days from the year prior. Orchard data shows a similar trend, reporting that as of June 2025, Dallas area homes stayed on the market for an average of 31.14 days. One year prior, it was 23.24 days.
Widening the lens, the “months of supply” metric measures how long it takes to sell available homes. Orchard reports a 4.27-month supply in June 2025, up from 3.38 months last year. This is moving DFW closer to a six-month supply, which is a benchmark for a buyer’s market.
More Buyer-Friendly Prices
Higher, higher, and higher still. That’s long been how DFW home prices have seemed to go. Now, that trend is changing. We’re seeing prices cool down and even drop in some areas. Realtor.com reports that single-family home prices in Dallas decreased by 0.21% in April 2025 compared to last year.
Tracking short-term drops, Newsweek notes a 3.4% price reduction in Dallas homes over a four-week period ending in May 2025.
Redfin indicates the largest annual dip, reporting Dallas home prices fell 5.8% year-over-year in May 2025, with a median price around $470,000.
What might these price reductions mean for you? Gone, it seems, are the days when bidding wars drove the majority of sales above the list prices.
