Home Sales Bloom in June
According to Zillow, Dallas-area homes listed in the first two weeks of June sold for 2.5% more than other times of the year. That translates to a boost of $9,200 on average. And it’s better than the national average, which sees a 2.3% increase for homes listed in June, resulting in a $7,700 boost.
Prices Are Enticing Buyers
At the start of this year, Dallas-Fort Worth had the country’s second-highest rise in home sales. According to the RE/MAX national housing report, DFW home sales were up 14.2% year over year. Attractive home prices are a big reason for that rise in sales. As of February 2024, the median sales price of Dallas-area homes was nearly $70,000 lower than in February 2023. Redfin reports Dallas home prices were down 3.3% in March 2024 compared to March 2023.
Homes Sell Faster in Summer
If you list a home in mid-summer, you’re likely to have a quick sale. During June and July, DFW-area homes tend to sell between 23 and 26 days on average. The rest of the year? A home sale will probably take between 10 and 15 days longer. Don’t forget about prep time! On average, it takes around two weeks to a month to prepare a home for sale.
Interest Rates Are a Factor
Prospective homebuyers often take a wait-and-see approach when interest rates rise. However, many choose to move forward before rates go any higher. Where do interest rates stand? While still low from a historical perspective, the average 30-year fixed-rate mortgage went just over 7% in mid-April, a first for 2024.
Where will rates go? Fannie Mae forecasts a slight drop, predicting 2024 will come to a close with the 30-year fixed rate at 6.4%. Fannie Mae economists also predict an upward trend in existing-home sales, citing National Housing Survey data showing that 65% of homeowners say now is a “good time to sell.” Overall, Fannie Mae’s survey shows “greater optimism toward home buying and home-selling conditions.”
