DFW Home Listings are Way Up
According to RE/MAX, Dallas-Fort Worth has America’s second-highest increase in year-over-year home sales percentage among the nation’s 50 major metropolitan areas. Between January 2023 and January 2024, closed home transactions in Dallas-Fort Worth rose by a whopping 14.2%. What does that mean for the DFW real estate market? It suggests greener days for homebuyers this spring; more listings mean prospective homebuyers will have more options.
The report also offers encouraging news for homebuyers on price, with DFW’s average close-to-list price ratio holding steady at 98%. You get that ratio by taking the average value of the sales price and dividing it by each transaction’s list price. If the close-to-list price ratio is less than 100%, the home sold for below the list price.
DFW Has America’s Top Population Growth
With an uptick in home sales come the people who live in those homes. So it’s not surprising that DFW leads all U.S. metropolitan areas in population growth. The region topped eight million people in 2023. And the upward trend continues, with DFW adding over 152,000 residents last year. The year prior, the population of the DFW metroplex jumped by over 172,000 new residents.
Business is Driving the Influx
The Dallas-Fort Worth area ranks second among the nation’s metro areas in business investment, with 452 significant new investment or expansion projects in 2023. From 2018 to 2023, 32 company headquarters moved to the DFW metroplex.
The most recent U.S. Census data shows the DFW area created the second-most new jobs among all of America’s major metropolitan areas. While only 2% of the country lives in the area, DFW had 4.5% of all newly created U.S. jobs from August 2022 to August 2023.
