Inventory is up, prices are down, and people are moving to Dallas more than almost any other metropolitan area in the country.

More Homes to Choose From

Six months of inventory is usually a sign of a strong buyers’ market. Dallas had 5.4 months of inventory in July 2025, its highest level since 2003. During that same month, the median time for homes to stay on the market in the Dallas area was 53 days.

In this more saturated market, buyers can be choosy and take their time to find the home that meets their wants and needs.

With an increase in active listings of about 30% over the last year, the Dallas market has America’s third-highest growth rate among major metropolitan areas. Durham, North Carolina (37.4%), is number one, followed by Las Vegas (34.5%).

Lower Home Prices

In this environment that favors buyers, Dallas home sellers are more likely to make concessions, especially on price. Currently, sellers drop prices on about 35% of homes in Dallas. On average, homes in the Dallas area sell for about 3% below the list price.

According to one Redfin report, Dallas home prices had a 3.4% drop from May 2024 to May 2025. This is the second-biggest price drop in a major American housing market after Oakland, California.

More People Are Choosing Dallas

Between 2020 and 2024, Texas had the third-highest population growth rate in the country. In 2024, Dallas County grew to become the eighth most populous county in America. You might think that such a population surge – with more people looking for housing – would raise home prices. However, the strong housing supply in Dallas has helped keep prices lower.

Where are people moving from? Home searches offer a glimpse into those demographics. Among people searching to buy homes in metropolitan areas, those in Los Angeles, Seattle, and San Francisco most wanted to move to Dallas.

Where do people who live in Dallas want to move? The majority choose to stay in Dallas; 74% of Dallas homebuyers search for homes within the DFW Metroplex. Most of the rest prefer to stay in Texas, with Austin and Houston popular among Dallas residents seeking to make moves.
