The Zillow Searchers Have Spoken
With around 60 million monthly visits, Zillow.com is America’s most-used real estate website, beating Realtor.com and Trulia.com by tens of millions of visitors each month. Where are these Zillow visitors searching for homes? The website HouseFresh conducted a study to answer that question. They discovered that three areas of Dallas are among the country’s most-viewed neighborhoods. And Northeast Dallas beats every other neighborhood in America’s 100 most populous cities.
The study considers searches for houses, townhomes, apartments, and condos. On average, according to HouseFresh data, 36,113 of Zillow’s daily pageviews are for properties in Northeast Dallas. Which Zillow defines as comprising Lake Highlands, White Rock Lake, Lakewood, and Old East Dallas. Homes in the North Dallas neighborhood of Preston Hollow get an average of 18,859 page views every day, while those in Far North Dallas get 17,020 daily views.
Dallas is a Top Spot for Relocatees
Redfin.com ranks Dallas sixth in the nation’s metropolitan net inflow. That’s the number of Redfin searchers looking to move into an area versus the number looking to leave. Most of the Redfin users looking to move to Dallas live in Los Angeles, which ranks second on the list of metropolitan areas that homebuyers wish to leave. Why the big moves? The rising trend of remote work has a role in these long-distance relocations.
Affordability is a Major Factor
According to Redfin, a typical home in Dallas sells for about half of a comparable one in Los Angeles. The HouseFresh study echoes that finding, noting that homes in Northeast Dallas are “a fraction of that in second-place Hollywood Hills” in Los Angeles.
And beauty plays a part. Travel + Leisure recently ranked Dallas as one of America’s most beautiful and affordable places to live. Their ranking combines data from U.S. News & World Report’s evaluations of areas based on affordability and livability. According to Travel + Leisure, Dallas-Fort Worth ranks seventh in the nation for price and scenery.
